Station Road 1260 Home new development

The location of the 1260 new homes includes three sites: Station Road East (site 72), Station Road West (Site 71) and East Benton Farm (site 73). The proposed key development takes away all of the fields opposite No-Frills DIY and the bowling alley (A186/A191 Whitley Road) West of the Rising Sun Country Park.

The white area within the plan red borders is where the housing is proposed to be developed. Access points to the development are shown as purple arrows, this involves the provision of four new access points onto Station Road. The site profile suggests these will be roundabout's or traffic lights.

The land was previously designated Agriculture (Safeguarded land in the UDP). This along with the Holystone development will result in housing on both sides of the Rising Sun Country Park.

The issues for consideration and resolution in the core strategy relating to transport & highways for the Station Road development says:

"Transport Assessment Required. A191 suffers significant congestion, Holystone/A19 improved but limited capacity remains. Also congestion at Station Rd/Coast Rd. Access via new roundabout and / or signalised junction on Station Road. Route improvement works to Public Rights of Way in area W9 to bridleway should be sought. Tarmac cycle path required to west of Station Rd, dust paths to North, West and through site."

This site may exceed Primary and Secondary education capacity.
